Quick answer
Price each PG room by its per-bed rent, not a flat per-room number. Start from what a 2-sharing Non-AC bed is worth in your locality, then price single rooms higher for privacy, 3- and 4-sharing lower for budget-conscious tenants, and add a consistent AC premium across every sharing type rather than a one-off surcharge.
The most common pricing mistake new PG owners make in Hyderabad is charging a similar rent regardless of sharing type. It under-prices the rooms tenants would pay a premium for, and over-prices the ones where tenants are shopping on budget above everything else.
Price per bed, not per room
Since tenants share a room and split its cost, the number that matters is rent per bed, not a single "room rent" you then divide informally. This also makes it much easier to compare your pricing against other PGs, since sharing type is the first thing tenants filter by when they search.
Use sharing type as your primary lever
As sharing size goes up, per-bed rent should go down. That's the entire value proposition of a shared room for a budget-conscious tenant. A reasonable approach:
- Anchor on 2-sharing as your reference price for the locality, since it's the most commonly compared sharing type.
- Price single occupancy meaningfully higher. Tenants choosing a single room are paying specifically for privacy and are less price-sensitive than shared-room tenants.
- Price 3- and 4-sharing meaningfully lower. This is where you compete for the largest, most budget-driven segment of the market, particularly students and early-career professionals.
Pricing all four sharing types too close together defeats the purpose: tenants who'd pay for a single room end up in 2-sharing instead, and budget tenants go to a competitor with a real price gap between sharing types.
Add AC as a consistent premium
Whatever premium you decide AC is worth in your locality, apply it consistently across every sharing type. An AC single, AC 2-sharing, and AC 4-sharing room should each cost the same fixed amount more than their Non-AC equivalent, not an inconsistent one-off adjustment per room. This makes your pricing predictable for tenants comparing options, and easier for you to manage as you add rooms.
Check what comparable PGs actually charge
Before finalising numbers, look at current listings for your locality and sharing type rather than what you assume the market pays. Our PG rent prices guide for Hyderabad breaks down how locality and sharing type interact, and you can check live listings directly on PGly's Find PG search filtered to your area.
Keep pricing consistent as you grow
Once you're managing more than a handful of rooms, keeping this logic consistent by hand gets error-prone. It's easy to end up with two similar rooms priced inconsistently just because they were set up weeks apart. PGly's room setup groups pricing by sharing type and AC/Non-AC from the start, so a property's whole pricing structure stays visible and consistent as you add rooms. See our guide to PG management software for Hyderabad owners for what else to look for as your PG grows past one or two rooms.
